1. ZC #18-011 Oak Forest Park District Community Center – Variations: PUBLIC HEARING – The applicant requests review and recommendation of approval of a variation to Paragraph 9- 107(F)(1) of the Oak Forest Zoning Ordinance to allow a reduction in the amount of required parking stalls and a variation to Paragraph 9-104(C)(1) of said Ordinance to allow the encroachment of proposed parking stalls into the required side yard, in relation to construction of an accessory structure at 15601 Central Avenue in the OS – Open Space District.
2. ZC #18-007 Twin Lakes Plaza Planned Development – Concept Plan/Final Plan: PUBLIC HEARING – The applicant, Ronald McGrath, requests review and recommendation of approval of a special use permit to approve a planned development concept/final plan for two residential dwelling units on commercially zoned property and a drive-through accessory to a commercial use. The following variations are also included as part of this request for a special use permit to approve a planned development concept/final plan: a variation to reduce the minimum foundation landscaping required, a variation to allow the reduction of required perimeter landscaped open space, a variation to allow a rear service drive to encroach into the required rear yard, and a variation to allow four parking stalls to encroach into the required rear yard, in relation to construction of the construction of two single-story, three tenant commercial buildings each with one dwelling unit on a partial second floor, a related parking lot, and a drive-through at 16250 Cicero Avenue in the C3 – Central Business District.
