Meetingroom01

City of Palos Heights Planning & Zoning Committee met April 27.

Here is the agenda as provided by the committee:

1. Call to Order

2. Roll Call

3. Approval of P&Z Committee Meeting Minutes: March 23, 2021

4. New Business

4(a)  Right of Way Vacation & Sale: Consider proceeding with vacating south one-half of the remaining alley Right of Way immediately north of 12258 S 75th Ave.

4(b)  Fence Variances: Consider updating code for fence provision on corner lots and along high traffic roads.

Example 1:  Along a 2-Lot Block, allow for a 6-foot privacy fence to extend 34% of the distance beyond building line to the property line along the side of 2-Lot Block. For example, 10 feet for 30-foot, and 6.8 feet for 20-foot building lines.

Example 2:  Along a 2-Lot Block, allow for a 4-foot non-privacy fence to be placed along the property line of a 2-Lot Block. For example, picket fence or wrought iron look fence.

Example 3:  Along a 1-Lot Block (e.g., dead ends and non-through streets), allow for a 6-foot fence to be placed along the property along the 1-Lot Block. (see illustrations)

Example 4:  Corner lots along unused Right-of-Way. (see illustrations)

Example 5:  Corner lots along major roadways (ADT > 5,000 vehicles), allow corner 6-ft privacy fence along major roadway, provided it does not interfere with vehicular sight lines. (see IDOT illustration)

Example 6:  Along a major roadway (ADT > 5,000 vehicles), allow rear 8-foot fence along the rear lot lines abutting major roadway. (see IDOT illustration)
