Park Forest releases third-quarter real estate and building permit statistics

The Village of Park Forest Building Department has published its latest data on real estate, occupancy, and building permits for the third quarter of 2025.

In July, the average home sold for $146,202, which is a decrease from June's average price of $152,738. Home sale prices that month ranged between $50,705 and $226,500. Of the 32 homes sold in July, 26 were purchased for more than $100,000 and six exceeded the $200,000 mark. The year-to-date average selling price through July was reported at $144,771.

Re-occupancy inspections during July showed that owner-occupied homes accounted for 44% of transactions while rentals made up 56%. In comparison, June had a higher percentage of owner-occupancy at 64%, with rentals comprising 36%.

July also saw the issuance of 89 building permits with a total value of $701,182. This was slightly fewer than June’s 91 permits valued at $855,241.

For August, the average selling price dropped to $104,909. Homes sold ranged from $44,000 to $208,000. Out of 22 homes sold that month, twelve were priced above $100,000 and one exceeded $200,000. The year-to-date average price through August stood at $140,975.

August re-occupancy inspections found that owner-occupied properties represented 47%, while rental units comprised 53%. There were 116 building permits issued during this month with a combined valuation of $1,467,960.

September’s data indicated an average home selling price of $136,201 with sales ranging from $40,000 to $225,000. Of the 40 homes sold in September, twenty-eight fetched over $100,000. The calendar year average by September was calculated as $140,270.

Re-occupancy figures for September showed an increase in owner-occupied residences to 63%, while rental occupancy fell to 37%. The Village issued 65 building permits valued collectively at $667,608 during this period.

A Village official commented on these trends: “These reports provide a snapshot of activity from month to month,” the official said. “Things are always changing, so it’s important not to read too much into short-term variations. The data helps us track what’s happening, but not necessarily why.”

The Building Department compiles these monthly reports to monitor home sales activity as well as occupancy rates and construction within Park Forest.
